Home Buyer Rebate

Save money when I help you to buy your New Construction home!

Receive up to 1.25% (.0125) of the base price of your new home purchase as a credit back to you at closing!* That is generally about 1/2 of my earnings as a Realtor!

Examples:

$200,000 Home x 1.25% = $2,500 

$300,000 Home x 1.25% = $3,750

$400,000 Home x 1.25% = $5,000

$500,000 Home x 1.25% = $6,250

Why Do I offer this Rebate?

You already do most of the legwork yourself when you are looking for a new home, why not get paid for it? The seller (builder) has already agreed to pay a commission to a buyer's agent. It is already built into the asking price of the new home and you can get some of this back!

Is it Legal?

Yes! While it is illegal in 10 States, it is legal in 40, including South Carolina. The US Justice Department is totally on-board with this.

How can I get my money?

  • Use me as your Realtor!
  • If you don't use your own agent, the builder's agent gets the buyer's agent side of the commission also. You have no representation and you get $0.  NO THANKS
  • If you use another agent, you get $0. AGAIN, NOT SO GREAT
  • If you use me as your agent you get 1.25% which can amount to thousands in savings. AND you keep any builder incentives, promotional pricing, closing credits, free options, upgrades or any other incentives we can negotiate into the deal! You also get full representation - someone looking out for YOU!             YES, PLEASE!
  • Minimum purchase price for this promotion is $175,000 - easy in this market!

Steps to take - Call me directly with any questions (803) 476-6450

  1. If not paying cash, get Pre-approved for a mortgage with a local lender. (I only work with pre-approved or all cash buyers)
  2. Contact me and pick up some of my business cards. Sign a buyer's representation agreement with me (free to represent you and you are under no obligation to buy)
  3. Search for your home online and check out area builders and floorplans online (I have made it easy for you with the search on this page)
  4. When you are ready to visit model homes, let the model home agent know you are working with me and give them my card.
  5. Contact me again when you find the homes or neighborhoods you want. I will visit the homes with you and provide valuable advice and direction. I will also assist in negotiations and with the purchase contract itself. DO NOT SIGN ANYTHING WITHOUT MY ADVICE!
  6. I will be available to guide you through the purchase/closing process.
  7. Credit provided to you must show on your closing documents. 
  8. Cash back can be applied towards: closing costs, pre-paids, upgrades, mortgage rate buy-down, to reduce the price of the home, or if you are not getting a mortgage and are a cash buyer, I may be able to give you a check at closing!

Easy-Peasy!

You must not already be under contract to purchase a property or be working with another real estate agent. You must be pre-approved with a local lender if not a cash buyer prior to working with me. If you need the names of some excellent lenders, please contact me.

*If buyer's agent commission offered by builder is less than 3%, you will receive a reduced commission rebate. Some lenders & financing types may have some restrictions as to rebate amounts, but generally you receive the full 1.25%
